Free Tools for Buying and Living in Chiang Mai

Chiangmai Properties offers six free tools for foreign buyers in Chiang Mai: a neighborhood quiz, an international school fee guide, a visa eligibility wizard, a transfer fee and tax calculator, a rental yield calculator and a land unit converter. Use them before we talk.

Most people I work with ask the same three questions, in the same order: can I stay, where should I live, and what will it really cost? These tools follow that order. They're the same checks I run through with clients, shared so you can make a start on your own.

Run the visa wizard before anything else. Your visa route shapes how long you can stay, which shapes whether buying or renting makes more sense, and which part of the city suits you. Then put any listing you're serious about through the tax calculator, so closing costs never come as a surprise.

Questions about these tools

Are the tools free to use?

Yes, all six are free. The neighborhood quiz asks for your name and email so I can send your result with a neighborhood guide. The others don't ask for any details.

How accurate is the transfer cost calculator?

It applies the Land Department's standard rates, so it gives a close estimate. The final figure is set by the Land Office on transfer day using its own appraised value, so treat the result as a planning number.

Can I rely on the visa wizard instead of an immigration lawyer?

No. It points you to the visa routes worth looking into, but Thai immigration rules change. Confirm your requirements with a licensed immigration professional or the Royal Thai Embassy before committing money.

Can I use the yield calculator for Airbnb income?

Base your figures on monthly lets. Renting out a condo by the day or week is illegal in Thailand without a hotel licence, so a yield built on nightly rates isn't one I'd rely on.
