Can a foreigner buy a pool villa in Fa Ham, Chiang Mai?
Yes, though not as freehold land: Thai buyers can hold this villa freehold, while a foreign buyer uses a registered land lease of up to 30 years. In our experience the lease wording matters more than the price, so we ask a licensed lawyer to review it before any reservation, because renewal is not guaranteed by law.

How far is Tropical Emperor 2 from Central Festival and Bangkok Hospital?
Close: Central Festival is 3.8 km, about 10 minutes by car, and Bangkok Hospital Chiang Mai is 8.6 km, about 15 minutes. We have observed that this side of Fa Ham suits families who want the mall, the hospital and the U.S. Consulate General (5 km, 14 minutes) within a short drive, with the airport 25 minutes away.
Is 14.99 million baht a fair price for a five-bedroom villa in Fa Ham?
Broadly, yes: at 37,475 THB per built sqm it sits 3.4% above a comparable 400 sqm villa in the same village asking 36,250 THB per sqm. In our experience the difference is the 2026 renovation, the sixth bathroom and the full furniture package, set against a smaller 114.4 square wah plot.

Ask for the renovation scope and the contractor’s name in writing before you reserve. The village was completed in 2015, so the structure, roof, plumbing and pool shell are about eleven years old even where the finishes are new. Knowing what was replaced tells you what the next decade will cost.

Does Tropical Emperor 2 flood?
We have not found a published flood record for the village, but Chiang Mai saw serious flooding in 2024, so we never assume. Before any reservation we ask the village office and neighbours about past water levels and check the drainage around the plot.
Is a 15 million baht pool villa in Fa Ham a good investment?
It is a family home first and a rental second: similar villas in the village are offered at 60,000 to 63,000 THB a month, about 4.8 to 5.0% gross before costs. Thai buyers can hold it freehold, which in our experience widens the resale market for a villa of this size.
What is daily life like around Fa Ham?
Ruamchok market and its Rimping supermarket cover the weekly shop, and Central Festival is about 10 minutes by car for dining and the cinema. Inside the gate, the village has 94 detached homes, 24-hour guards and CCTV.
How long is the drive to Chiang Mai International Airport?
About 25 minutes by car, a 16.7 km drive. We measure every drive time from the house itself, not from the village gate or the district centre.
