Property Features

Four bedrooms, a maid’s room and a 4.5 x 9 m saltwater pool share 600 sqm of villa in Chiang Mai Flora Ville, Talat Khwan, Doi Saket.

The double-volume living room holds daylight, and the saltwater pool sits just beyond it. Six bathrooms, two kitchens and parking for five cars mean a large household has room to spread out.

This 600 sqm pool villa for sale in Talat Khwan, Doi Saket, costs 24,900,000 THB, or 41,500 THB per built sqm. Central Festival is 10.9 km away and Doi Saket town 9.1 km. No 2026 district average is cited here, so no comparison is made.

Can a foreigner buy a villa in Doi Saket?

Not the land: Thai law does not let a foreigner hold land in their own name, so foreign buyers usually take a registered 30-year lease on the land with a usufruct or superficies right, and own the house itself. In our experience the Thai-majority company route is drawing more scrutiny in 2026, and each structure should be tested by a Thai attorney first; our foreign ownership guide sets out the options.

We have not been given the title deed type for this plot, and it affects what can be registered. This is general information, not legal advice. The Thai Land Department can confirm what is registered against the land.

What does the villa include?

The house has four bedrooms plus a maid’s room and six bathrooms, with a modern food preparation kitchen and a separate Thai kitchen, and ample storage. The vendor lists the villa as fully furnished and renovated in 2024; we have not been given the scope of the works, the original build year or the furniture inventory.

Outside there is a private saltwater pool of 4.5 x 9 m and parking for five cars. Two EV charging points are installed, and security includes a digital door lock, CCTV and an electric motor gate.

Where is Floraville, and how far is it from the city?

Floraville, listed as Chiang Mai Flora Ville, is a detached-house village in Talat Khwan sub-district, Doi Saket, 10.9 km and about 14 minutes by car from Central Festival Chiang Mai. Chiang Mai International Airport is 18.9 km away, and the wider Doi Saket district guide covers the surrounding area.

Chiang Mai Chinese International School is in San Sai district, not near Talat Khwan, so we do not quote a drive time for it. Tell us your school and we will measure the run, and see other family homes on our villas for sale in Chiang Mai page.

Goen notes: “At 10.9 km from Central Festival, this is a home for someone who wants 600 sqm and a pool and is happy to drive into the city. In 2026 I would ask for the title deed type, the renovation scope with contractor invoices, the building permit for any structural work and the pool equipment records before anything else.”

Insider tip

The vendor says the house was renovated in 2024. Ask for the scope of works in writing, the contractor invoices and warranties, and the building permit for any structural work. Also ask for the electrical certificate covering the two EV charging points. Have an independent surveyor check the works and pool plant before you sign.

Does Talat Khwan flood in the rainy season?

We do not hold a verified wet-season record for this village, and we would rather say so than give you a guarantee. Ask the neighbours and the sub-district office about heavy-rain history, and check the ground levels around the house and pool on your visit.

Can I rent this villa out on Airbnb?

No, not legally by the day or week: daily and weekly lets need a hotel licence under the Hotel Act B.E. 2547, and a private villa does not have one. Monthly lets are allowed, so any rental plan should be built on monthly income only.

How much is the transfer fee on a 24.9 million baht villa?

The fee is 2% of the appraised value, and the listing shows the cost split 50/50, so roughly 1% each on the appraisal. The 0.01% rate is for Thai individuals only, where price and appraisal are both 7,000,000 THB or less, so it does not apply here.

What should I ask about the 2024 renovation?

The vendor says the house was renovated in 2024, but we do not have the scope of the works or the original build year. Ask for the scope in writing, the contractor invoices and warranties, and the building permit for any structural work, and have an independent surveyor inspect it.

How far is Chiang Mai Chinese International School from the villa?

The school’s own address is in San Na Meng, San Sai district, which is a different district from Talat Khwan, so we do not quote a drive time we have not measured. Tell us which school you have in mind and we will measure the school run for you.
