Bring the Family, Not the Furniture: Four Bedrooms in Doi Saket
From the upstairs balcony the view runs out over the canal behind the house, so the back of this villa feels open rather than overlooked.
In the owner’s photos, full-height glass doors slide back from the living room straight onto the pool terrace, putting the deep L-shaped sofa, the feature-tile TV wall and the blue mosaic pool in one line of sight. The kitchen’s teak-style cabinets belong to the same open room, and the floors are polished marble throughout. Past the pool, a covered sala behind leaf-pattern screens gives the garden a shaded corner, with stone paths crossing the lawn between the palms.
This furnished four-bedroom, four-bathroom pool villa in Wiang Doi Village, Choeng Doi, is for sale at 8,800,000 THB, about 20 minutes from Central Festival. That is 29,333 THB per sqm built (300 sqm), below the Choeng Doi house median of about 31,300 (Thailand-Property, November 2026).
What comes with the house if it is sold fully furnished?
The owner includes the furniture, the air conditioning and the water heaters, so a family can arrive with suitcases rather than a shipping container. Among the four-bedroom pool villas we compared in Choeng Doi and Pa Pong, this one has the lowest asking price and is the only one sold furnished.
“Fully furnished” means different things to different sellers, so ask for a signed, itemised inventory before you reserve: that list is what the contract will hold. You can compare this house with other villas for sale in Chiang Mai and with the rest of our Doi Saket listings.
Could I rent it out until I am ready to move in?
Yes, on monthly or longer leases: the owner puts its potential at 50,000 baht a month, and the house has been advertised for rent at that figure. That is an asking rent rather than a signed lease, so ask for any rental history first, and note that nightly or holiday letting needs a hotel licence and is not an option here.
A foreign buyer cannot hold the land in their own name. Our guide to foreign property ownership in Chiang Mai sets out the routes, and a Thai attorney should check the structure you choose before you reserve.
Goen notes: “Wiang Doi is one of the more established villages on this side of Doi Saket, with around 160 homes and a quiet, settled feel. I like it for buyers because daily life doesn’t depend on the city: the hospital, with its English-speaking help desk, the banks and the fresh market are all in Doi Saket town, about ten minutes away.”
The owner’s offer of six months’ free pool cleaning only helps if it survives the sale. Ask for the pool contractor’s name in writing, and have the sale contract say the free period starts on transfer day at the Land Office. Check the pump and filter at the viewing.

Does the canal behind the house flood in the rainy season?
Nobody has given us a flood history for this stretch of canal yet, so make it your first question for the owner and the village office. Ask whether water has ever reached the garden in a heavy monsoon year, and look at the drainage on the canal side when you visit.
Is a Doi Saket villa a sensible buy for resale?
It is more sensible to buy for living in than for a quick resale, because Chiang Mai prices are not rising fast in 2026 and unsold stock is growing. A furnished four-bedroom with a pool is the kind of house long-stay families look for, which helps when you do come to sell.
Where do you shop day to day from Wiang Doi Village?
The owner lists a 7-Eleven, a Lotus’s and a Big C nearby for the basics, and the fresh market is in Doi Saket town. BaanPa’s Cafe, a small local spot with home-style Thai food, is about 300 m from the house as the crow flies.
What does it cost to run the house each month?
We cannot give a full figure yet: the village charges a common-area fee whose amount we are still confirming, and the pool and garden need regular care. Ask the owner for recent electricity and water bills, and the fee in writing with what it covers, before you reserve.
Stand on the balcony over the canal
Four bedrooms, four bathrooms and a private pool, sold with the furniture in place, in an established Doi Saket village. It suits a family moving to Chiang Mai who would rather spend the first months living in the house than shopping for it.
