It works out at 42,727 baht per built sqm, calculated on the 2,200 sqm of built area and not on the 2,591 sq wah of land. We have no sourced 2026 average for Hang Dong, so we would not call it cheap or dear until you have reviewed the leases, the licences and the accounts.

How far is Ban Waen from the airport and the Night Safari?
Chiang Mai Night Safari is 9.5 km and about 19 minutes by car, and Chiang Mai International Airport is 16.1 km and about 28 minutes. The Hang Dong district guide covers the wider area.
Goen notes: “By road the airport is about 28 minutes away, so I would allow half an hour, and the Night Safari is 9.5 km, so it is a drive rather than a walk. At 94 million baht I would review every lease in writing and ask which licences the rooms run under before I looked at anything else.”
Once a viewing is arranged, review every lease, the rent roll and the tenant type in writing before you offer: the term, the rent, the deposit and who runs the rooms. Then ask the sub-district office which hotel or event licences exist at this address, because a lease is only as safe as the licence behind it.
