Step out of this unit and you are on grass, not in a lift lobby. That is the whole argument for a ground-floor condo, and in a 521-unit building where everyone else queues for the lift at eight in the morning, it is worth more than the floor plan suggests.
Can you really walk to Chiang Mai University from Suthep Road?
Yes — the Suthep Road frontage runs directly to the CMU back gate, roughly 800 metres or a ten-minute walk. In our experience this is the single detail that separates the Suthep corridor from Nimman: tenants here do not own a car, and many do not own a scooter either.
Walking distance cuts both ways. The same footfall that makes the corridor convenient also makes the Suthep Road frontage busier than the interior courtyard. Ask which building the unit sits in before you view — it changes the experience materially.
Is a ground-floor condo a good idea in Chiang Mai?
For the right buyer, yes — no lift dependence, no stair carry, and direct access to the gardens and pool deck, which matters more than most buyers expect once they have lived through a move-in. We have observed that ground-floor units trade at a small discount to identical upper-floor stock, which is exactly why they represent value for an owner-occupier who is not chasing a view.
The trade is privacy and security screening. Any ground-floor unit in a garden setting warrants a physical inspection of the exterior wall line for damp and pest ingress before you commit.
Can a foreigner buy a condo at Dcondo Campus Resort?
Possibly — but not on our word, and not yet. Thai law allows foreign freehold ownership of up to 49% of a building's total floor area, and at the time of writing we have not verified the current foreign-quota position for this project, so we make no claim that this unit is available on foreign quota.
Ownership verification required. Before any deposit, we obtain a written statement of current foreign-quota utilisation from the juristic person, plus a copy of the chanote confirming unit number, building and the registered 29.9 sqm area. If the quota is full, the unit is a Thai-name or leasehold purchase — a materially different transaction. We will tell you which it is before you commit money, not after.
Goen observes: “The Suthep corridor held up better than most of Chiang Mai through 2026 because its demand is academic, not seasonal — the tenants arrive with the semester, every year, regardless of tourism. What I tell buyers here is to look at the absolute price and the rent, not the price per square metre. A small unit always looks expensive per sqm, and that number tells you almost nothing about whether it will let.”
View on a Wednesday if noise matters to you. The Lang Mor street market runs the length of Suthep Road every other evening from around 4pm, so Wednesday is the one night you hear the building as it actually sounds without it. Then come back on a Friday and compare.

Is Suthep Road noisy at night?
It is lively rather than loud, and it follows a schedule. We have observed the Lang Mor market stalls running along Suthep Road most evenings from about 4pm and winding down well before late night, with Wednesday the quiet exception — student areas tend to empty out earlier than tourist ones.
Is a condo near Chiang Mai University a good rental investment?
It is a reliable one rather than a high-yield one. In our experience CMU-side units let consistently because the tenant demand renews with each academic year, but this project alone holds 521 units, so supply is deep and the honest yield estimate here is 4.1–4.9% gross rather than the 6–8% quoted around Nimman.
Does the Suthep area flood?
Ground-floor buyers should always ask, and we always do. The Suthep corridor sits on rising ground toward Doi Suthep rather than in the low-lying Ping River basin where Chiang Mai's serious flooding concentrates, but for a ground-floor unit we recommend asking the juristic person directly for the building's flood history rather than relying on the general geography.
How far is Chiang Mai airport from Suthep Road?
About 15 minutes by car outside peak hours, running south from Suthep Road via the canal road. In our experience the Suthep corridor is one of the easier parts of the city for airport runs because it avoids the Old City moat entirely.
At 2,950,000 THB this is a sub-three-million entry into the CMU corridor: furnished, ground floor, and priced roughly 6% below its own building's average.
It suits a buyer who wants a low-maintenance base within walking distance of campus and the Suan Dok hospitals — somewhere you can arrive with a suitcase and simply start living.
