A true two-bedroom, two-bathroom layout on the fifth floor of Sritana Condominium 2, with mountain views, a quiet side-street setting off Huay Kaew Road, and a full renovation handing over at the end of October 2026.

From the fifth floor, the outlook runs to the mountains, and the building sits back from Huay Kaew Road’s traffic on a quieter side street. At 86.5 square metres there is room for a proper dining table and a full sofa, so the evening can move from dinner to a film without anyone leaving the room.

This 86.5 sqm two-bedroom, two-bathroom condo at Sritana Condominium 2, Huay Kaew Road, Suthep, asks 6.19M THB, 71,561 THB per sqm, roughly 3% below Chiang Mai’s 2026 condo median. Its renovation completes October 2026 with a one-year warranty, five minutes from Maya Lifestyle Shopping Center.

Is This Sritana 2 Condo Ready to Move Into Now?

Not yet — the full-system renovation began in May 2026, was about 85% complete at the end of September, and is due to hand over at the end of October 2026. In our experience, buying a unit in this position lets you fix the handover date, the finish specification and the warranty start in the reservation agreement, rather than taking them on trust.

The unit hands over fully furnished with new appliances and a one-year renovation warranty plus after-sales care from the owner. Nothing on this page means the unit is finished today; we will update the listing when handover is confirmed.

Is 6.19 Million Baht a Fair Price for a Two-Bedroom Near Maya?

Yes, broadly — at about 71,561 THB per square metre it sits roughly 3% under Chiang Mai’s 2026 condo median of around 74,000 THB, for a newly renovated, warranted interior. We have observed that the real comparison buyers make is with an unrenovated two-bedroom in the same building at around 3.9M THB, plus the cost, time and risk of renovating it themselves.

Several renovated two-bedrooms of a similar size are for sale in this building at a similar price. That is useful for a buyer: compare floor, view, finish quality, warranty terms and the fee split unit by unit.

Can a Foreigner Buy This Condo in Their Own Name?

Yes — the unit is freehold and foreign quota is available as of September 2026, so a foreign buyer can register it in their own name. Foreign quota is shared across the whole building and first-come, so we confirm it in writing with the juristic office before any money changes hands.

Goen notes: “Two-bedroom rents in this building have been around 21,000 baht a month in 2026, so I tell buyers to plan on monthly lets and a realistic yield of around 4 to 5%. What I like about 513 is simpler: 86.5 square metres, two bathrooms, room for a real dining table and the mountains in view, a short walk from Maya and the hospital. I’ll make sure you see it finished before you commit to anything.”

Insider Tip

Ask the juristic office for a written foreign-quota letter naming Unit 513 before you pay the reservation deposit. Quota is allocated at transfer, not at reservation, so have the agreement make the deposit fully refundable if foreign quota is no longer available on transfer day.

Is the Huay Kaew Road area noisy, or prone to flooding?

Huay Kaew Road carries steady traffic at peak hours, but Sritana 2 sits on a side street off the main road, and the owner describes the building as quiet and private. We have not identified flood reports specific to this building; the October 2024 floods hit mainly the Ping River side of the city, and a fifth-floor unit is well clear of street level either way.

Is a renovated Sritana 2 unit a good investment?

In our experience, renovated, furnished two-bedrooms near Maya and the Huay Kaew hospitals let more easily than tired stock in the same building, and we would plan on a gross yield of about 4 to 5.5% on monthly lets. Because the building dates from around 2000, check the sinking fund and any planned common-area works before you buy.

What is day-to-day life like around Huay Kaew and Nimman?

It is Chiang Mai’s most established expat neighbourhood: Maya, One Nimman and Central Kad Suan Kaew for shopping, two private hospitals within walking distance, and the Nimman cafe streets a few minutes west. Weekends drift up toward the Doi Suthep foothills and the Ang Kaew reservoir at Chiang Mai University.

Can I rent this condo out on Airbnb?

No — daily and weekly lets of a condo unit need a hotel licence under Thailand’s Hotel Act, and this unit does not have one. We plan any rental income around monthly-or-longer leases, which is where the steady expat, hospital-staff and university demand in this area sits.

Arrange a Viewing

This is a genuine two-bedroom, two-bathroom home with mountain views and a one-year renovation warranty, a short walk from Maya and two private hospitals. It suits a couple, a small family or a long-stay expat who wants space and walkable daily life without paying new-build prices.
