Can a foreigner buy a smart villa in Mueang Chiang Mai?

You can own the villa building, but not the land under it: Thai law does not let a foreigner hold land in their own name. How do you check a smart home before you buy it?

Ask for the system list with brands, the app accounts and administrator logins to be handed over at transfer, and the warranty papers for the solar inverter. In our experience, smart systems tied to one installer's account are the ones that cause trouble later, so we would want them working in front of us at the viewing.

We have not been given the title deed type, the building permit or the completion certificate for this villa. We also hold no electricity bills or solar output records. Please ask us for these before you weigh an offer.

How far is Zenith from the railway station, Central Festival and the airport?

From the listing's map pin, Chiang Mai railway station is 0.9 km and about 2 minutes by car, Bangkok Hospital Chiang Mai is 4.1 km and about 6 minutes, and Central Festival is 3.8 km and about 7 minutes. Chiang Mai International Airport is 11.6 km and about 20 minutes by road, and the Mueang Chiang Mai district guide covers the surrounding neighbourhoods.

The vendor also names Singapore International School, Lanna International School and Panyaden International School as nearby. We have not measured those distances yet, so please treat them as the vendor's claim until we do.

Insider tip

Before you make an offer, ask to see the solar inverter, the EV charger, the CCTV and the door lock working during the viewing, and request the warranty papers and app account details in writing. Have a Thai lawyer check the title deed, the building permit and the June 2025 completion.

Is Zenith on a chanote title deed or an NS3K?

We have not been given the title deed type, so we cannot say whether it is a chanote or an NS3K. A chanote is the most complete title, while an NS3K needs extra checks before transfer, so ask for a copy and have it checked at the Land Office before you decide.

What is the transfer fee on a 51.7 million baht villa, and who pays?

The transfer fee is 2% of the appraised value, split 50/50 per the listing, or about 1% each. The 0.01% rate is only for Thai individual buyers on a price and appraisal of 7,000,000 THB or less, so it does not cover this villa.
