Wellness Real Estate in Chiang Mai: What Is Real and What Is Planned in 2026
In our experience, a home is worth paying more for when you can test its air, noise and distance to care yourself, not when a brochure says wellness.
On a clear January morning the hills east of the city are blue and sharp, and the idea of a home that looks after you is easy to love. Come back in March and the same hills have gone under smoke. That is why I ask buyers to test a wellness home twice before they decide what it is worth.
Wellness real estate in Chiang Mai is a small niche, not a proven boom. Thailand’s wellness property market was about US$0.53 billion in 2023, and the city’s longevity plan is a 2027 to 2031 target. Judge each home on its air, noise, access and licences.
What counts as wellness real estate in Chiang Mai?
The Global Wellness Institute describes it as buildings designed, built and run to support the health of the people in them. In Chiang Mai that usually means clean air, quiet, light and access to care, and we could not find a Thai certification for wellness homes.
A wellness label on a brochure is a marketing choice, not a standard. The features are what count, and they can be checked. Shared extras such as pools, gyms and treatment rooms add to the cost of running a building, and in a condo or a village that cost reaches owners through the common fee.
How big is wellness real estate in Thailand?
Small. The Global Wellness Institute put Thailand’s wellness economy at US$40.5 billion in 2023 and its wellness real estate at about US$0.53 billion, roughly 1.3 percent of that.
| Measure | Figure | Source |
|---|---|---|
| Thailand wellness economy | US$40.5 billion in 2023, up 28.4 percent on 2022 | Global Wellness Institute, Feb 2025 |
| Thailand wellness tourism | US$12.34 billion in 2023 | Global Wellness Institute, Feb 2025 |

These are national and global figures, not Chiang Mai prices. Most of Thailand’s wellness growth is in tourism, not in homes. We could not verify a price premium, a rental premium or an occupancy rate for wellness homes in Chiang Mai, so we do not quote one.
What is actually planned for wellness in Chiang Mai?
A great deal is planned, and almost all of it is a target. The Chiang Mai Chamber of Commerce announced a five-year longevity strategy for 2027 to 2031 on 24 August 2026, and the reports of it mention no property.
| Item | What was reported | Status |
|---|---|---|
| Chiang Mai longevity strategy | Five-year plan for 2027 to 2031 from the Chiang Mai Chamber of Commerce with Chiang Mai University, TAT and others. Targets: 150 billion baht a year from foreign visitors by 2031, visitors up from about 3 million to 7.5 million, and a 1.141 billion baht budget for 14 flagship projects | TargetAnnounced 24 Aug 2026. Projects described as proposed. No property element reported |
| National wellness hub push | The government treats a tourism and wellness hub as a national priority, with an ambition to be a top-five global wellness hub | PlanReported by The Nation, 28 Aug 2026 |
| San Kamphaeng Hot Springs upgrade | To be upgraded into a national thermal wellness model. An agreement has been signed, and a Thermal Wellness Standard is still to be set. No budget or date reported | PlanThe Nation, 26 Apr 2026. A delegation studied the German spa model in Aug 2025 |
A strategy and an agreement are not a building permit or a price rise. We have not found an approved residential project tied to any of them. San Kamphaeng is also in our eastern outlook, which shows real asking prices and the checks to make there.
Where do buyers look for a wellness home in Chiang Mai?
In our experience buyers look for quiet and green space east, north and south-west of the city, or for walking distance to the hospitals near Suthep. Each area trades something away, so test the drive, the air and the noise yourself.
East of the city, San Kamphaeng and Doi Saket are in our eastern outlook. Mae Rim lies to the north and Hang Dong to the south-west, and Nimman is close to the Suthep hospitals. We do not quote wellness entry prices by area, because we could not verify them. The area guides show current asking prices. Our retirement and healthcare guide covers distance to care in more detail.
Which wellness features are worth paying for?
Pay for what you can measure: clean indoor air, sound insulation, light, step-free access and a short drive to care. Pay less for treatment rooms and equipment you will not use, because shared facilities raise the common fee.
| Feature | Why it matters | How to check |
|---|---|---|
| Indoor air | Smoke season, roughly February to April, reaches the city and the foothills | Ask how air is filtered, and visit in March |
| Sound | Traffic, construction and neighbours decide how well you sleep | Visit at 7am and at night |
| Light and ventilation | Dark, airless rooms are hard to fix later | Visit at different hours and open every window |
| Step-free access | It matters at any age and if mobility changes | Measure doors, check ramps and lift back-up |
| Distance to care | The main hospitals are in and near the city | Drive the route at rush hour |
| Shared facilities | Pools, gyms and treatment rooms cost money to run, paid through common fees | Ask for the common fee budget and sinking fund in writing |
| Water | Hillside plots may use well or tank water | Ask for a water test and the supply source |
Our burning season guide explains what to look for in a home when the smoke arrives.
Goen notes: “People ask me for a wellness home and describe a feeling. I ask them to spend a night in the area in March, when the smoke is at its worst, before they decide what it is worth.”
Visit any wellness property twice, once in the cool season and once in March when smoke is at its worst. Ask for the common fee budget and sinking fund in writing, and ask to see the air filtration and any shared facilities working. A brochure cannot tell you how a home feels in March.
Can a foreigner buy or run a wellness retreat in Chiang Mai?
A foreigner can hold a condo within the 49 percent quota, or the building on land leased for up to 30 years, but not the land. Running a retreat, spa or clinic is a separate matter with its own licences.
| Activity | Licence to ask to see | Source |
|---|---|---|
| Spa or massage | A health establishment licence under the Health Establishment Act, from the Department of Health Service Support | Reported by UnionSPACE, May 2026 |
| Clinic or rehabilitation | A private healthcare establishment licence for the premises, plus a licence for the person managing it | Reported by Lex Bangkok, Jul 2026 |
| Rooms let short term | A hotel licence, as set out in our commercial property guide | Hotel Act |
| Foreign-controlled company | A Foreign Business Licence, or a Board of Investment promotion. Nominee shareholders are unlawful | Foreign Business Act; Lex Bangkok |
A company is treated as foreign when foreigners hold half or more of its shares. The Board of Investment has a Health Rehabilitation Center category that Lex Bangkok reports at a minimum of 30 million THB excluding land, and promotion does not apply automatically. Our commercial property guide explains the hotel licence and the ownership routes.
If a retreat is sold with a licence, ask to see the licence itself, who holds it, which activities it covers and whether it can pass to a new owner. Our licensed health and wellness retreat in Hang Dong is one property where we go through those documents with the buyer.
The Destination Thailand Visa (DTV) allows up to five years, with stays of up to 180 days per entry and 500,000 THB in savings. It does not allow work for Thai employers and gives no right to own property. Our visa guide compares the options, and our buying guide sets out the order of a purchase.
People Also Ask
How big is the wellness real estate market in Thailand?
Small. The Global Wellness Institute reported Thailand wellness real estate at about US$0.53 billion in 2023, against a wellness economy of US$40.5 billion. The figure is national, not Chiang Mai, and we could not verify any Chiang Mai price premium.
Will the Chiang Mai longevity plan raise property prices?
It may help demand, but nothing is certain. The plan is a five-year target for 2027 to 2031, its projects are described as proposed, and it reports no property element. Do not pay extra today for a plan that has not been built.
Can a foreigner buy a wellness retreat in Chiang Mai?
A foreigner cannot own land, but can lease it for up to 30 years and own the building, or buy a condo within the foreign quota. Running a spa, clinic or retreat also needs the right licences and may need a Foreign Business Licence. Take advice from a licensed Thai lawyer.
Does the DTV visa help with wellness property?
The DTV lets remote workers and some course students live in Thailand for up to five years, with stays of up to 180 days per entry. It is a visa, not a right to own property, and it does not allow work for Thai employers. Check current rules with your Thai embassy.
