Houses for Sale in Mae Rim, Chiang Mai: What to Know in 2026
In our experience, Mae Rim buyers do best when they decide how they will use the house first, then check the plot, the zoning and the school run before they fall for a view.
Mae Rim begins where the city thins out: a cooler valley road, hills close on both sides, and orchards in place of shopfronts. It is easy to fall for a view here, which is exactly why we start with the paperwork.
Houses for sale in Mae Rim, Chiang Mai, are listed from about 4.5 million THB for gated-village homes to well over 25 million THB for pool villas on larger plots. A foreigner cannot own the land, so many buy on a lease or rent first.
How much do houses for sale in Mae Rim cost?
Asking prices run from about 4.5 million THB for a three-bedroom house in a gated village to 30 million THB and well beyond for large pool villas. The busiest middle band, 10 to 25 million THB, is where most family buyers look.
| Band | Asking price | What you usually find |
|---|---|---|
| Entry | 4.5 to 8 millionChiangmai Properties working band, Oct 2026 | Three bedrooms and two baths, about 120 to 180 sqm built, in a gated village with shared security |
| Middle | 10 to 25 millionChiangmai Properties working band, Oct 2026 | Three to four bedrooms, about 250 to 400 sqm built, on a plot from about half a rai with a private garden |
| Upper | 30 million and aboveChiangmai Properties working band, Oct 2026 | Four to six bedrooms, 500 sqm or more built, usually a private pool and a larger plot with mountain or river outlook |
These are asking prices, not sale prices, and the bands are our working guide. As a cross-check, the FazWaz Mae Rim house page listed 177 houses when we looked in October 2026. The 25 listings we could see had a median asking price of about US$270,000, our own calculation, and ranged from about US$51,000 to US$1.76 million. Check current listings and agree a real price with the seller.
What is it like to live in Mae Rim?
Mae Rim is a valley district north of the city, quieter and greener than Hang Dong. The drive to the city centre is often quoted at 20 to 30 minutes outside rush hour, and most daily trips need a car.
The largest single draw is Prem Tinsulanonda International School, on a 100-acre campus at Huay Sai, with 2026-27 day fees of 416,000 to 814,000 THB and boarding on top. Our international schools guide compares the fees of every school we could verify, and our Hang Dong guide shows the alternative if you would rather live nearer the city.
Is Mae Rim a good place to buy in 2026?
It can be, for the right reasons: space, a quieter setting and steady school-led demand. We would not buy on the promise of new infrastructure, because Highway 121 is still under construction and the Red Line light rail has not been approved for construction.
In May 2026 the transport ministry listed 11 Highway 121 projects under way, including interchanges at Samoeng and Kong Sai, with the San Klang interchange expected to open in 2028. The Red Line from Nakornping Hospital to Royal Park Rajapruek is still at the study stage with the Mass Rapid Transit Authority. The plan it acknowledged in January 2026 targets cabinet approval in April 2027, construction from October 2028 and opening in December 2032, but none of that is approved. Both are reasons to test the commute yourself, not reasons to pay more today.
Can a foreigner buy a house in Mae Rim?
A foreigner cannot own land in Thailand. A house can be held on a registered lease of up to 30 years under section 540 of the Civil and Commercial Code, and a condo can be freehold within the 49 percent foreign quota.
A 99-year lease is a proposal, not law, and any renewal clause beyond 30 years is a contract term rather than a legal right. Foreign buyers pay the standard 2 percent transfer fee, because the reduced 0.01 percent rate is for Thai individuals only. Nightly rentals of a house are not a safe plan without a hotel licence, so base any rental income on monthly lets. Our rent or buy guide and villa guide go deeper.
| Check | Why it matters | Who confirms it |
|---|---|---|
| Title deed type | A chanote (full title deed) gives clear boundaries and rights; other deed types carry limits | Land Office and your lawyer |
| Plot zoning | Colour-coded land use sets what can be built nearby, and we have found no single rule that covers every Mae Rim plot | Local planning office |
| Access and utilities | Hillside and orchard plots can have shared or unpaved access, and well or tank water | Site visit and neighbours |
| Rain and slope | Run-off and drainage show up in the wet season, not on a dry viewing day | A visit after heavy rain |
| Ownership route | A foreigner cannot hold land, so the lease or structure must be checked clause by clause | Licensed Thai lawyer |
Will the view stay open?
Not guaranteed. Chiang Mai uses colour-coded land use zones, and height and density limits generally ease as you move away from the city centres, but we have found no single rule that protects every Mae Rim view.
Check the zoning of your plot and of the land in front of it with the local planning office before you pay for a view. Our neighbourhood comparison sets Mae Rim beside the other districts.
How does burning season affect Mae Rim?
Smoke season, roughly February to April, reaches Mae Rim too, and a valley can hold smoke, so do not assume it is cleaner than the city. Prem reports positive-pressure systems in its classrooms and sports facilities.
At home, sealed rooms and purifiers matter more than the postcode. Our burning season guide explains what to look for in a house.
Goen notes: “Buyers fall for the view on the first visit. I ask them to come back at eight in the morning on a school day, and again after heavy rain, because that is the house they will actually live in.”
Visit the plot twice, once on a clear afternoon and once at school run time or after heavy rain. Walk the access road, ask the neighbours about water and flooding, and have a licensed Thai lawyer check the title deed and any lease terms before you pay a reservation deposit.
