San Kamphaeng and Doi Saket, East of Chiang Mai: What to Know in 2026
In our experience, buyers come east for space and a lower price, and they do best when they judge the drive, the flood risk and the title first and treat new roads and airports as a bonus.
East of the city the roads narrow, the rice fields open out and the hills of Doi Saket stand clear on a good morning. It is a quieter kind of living, and it rewards buyers who have checked the details before they fall for the view.
San Kamphaeng and Doi Saket, east of Chiang Mai, suit buyers who want more space for less money and are happy to drive. Asking prices for houses run from about 1 million THB to more than 30 million THB, so compare each listing closely first.
How much do houses cost in San Kamphaeng and Doi Saket?
In October 2026 asking prices for houses in either district ran from about 1 million THB for a small house to more than 30 million THB for a large pool house.
| District | Houses listed | Range we saw |
|---|---|---|
| San Kamphaeng | 351FazWaz house pages, Oct 2026 | 1.29 to 32 million THB; the 32 million THB pool house is an outlier |
| Doi Saket | 224FazWaz house pages, Oct 2026 | 1.15 to 24.9 million THB; two-bedroom houses pull the low end down |
These are asking prices from FazWaz listing pages, not sale prices. Small two-bedroom houses and a few large pool homes stretch the range. Check current listings and agree a real price with the seller. We do not quote a land price rise for the east, because we could not verify one.
What is it like to live in San Kamphaeng and Doi Saket?
San Kamphaeng is known for its craft villages and hot springs, and Doi Saket for farmland and the foothills. Both are quieter and greener than the city, and most daily trips need a car.
We have not timed the drive to the city centre for every address, and it changes a great deal between a quiet mid-morning and school time, so test it yourself at the hour you would really travel. We have not confirmed an international school campus inside either district, so plan on a drive to a school elsewhere. Our international schools guide compares the options, and our Sansai and Hang Dong comparison shows two nearer family areas. Doi Saket also appears in our wellness property guide.
Is the east a good place to buy in 2026?
It can be, if you want space and value and accept the drive. We would not pay extra for the airport, because the second Chiang Mai airport is a proposal and the San Klang interchange is still under construction.
The San Klang interchange, where Highway 121 meets Highway 1317 on the ring road, was reported in May 2026 as about 92 percent complete in phase one and about 10 percent in phase two, with full opening expected in 2028. The second airport is a different matter. Airports of Thailand has planned a site at Ban Thi in Lamphun, with planned spending of about 70 billion THB. In July 2025 it said the plan may need revisiting because about 4,000 rai of the site is private land, and it named expanding the existing airport as the alternative. No construction date has been announced, and the site is in Lamphun, not in San Kamphaeng or Doi Saket.
Can a foreigner buy a house in San Kamphaeng or Doi Saket?
A foreigner cannot own land in Thailand. A house can be held on a registered lease of up to 30 years under section 540 of the Civil and Commercial Code, and a condo can be freehold within the 49 percent foreign quota.
A 99-year lease is a proposal, not law, and any renewal clause beyond 30 years is a contract term rather than a legal right. Foreign buyers pay the standard 2 percent transfer fee, because the reduced 0.01 percent rate is for Thai individuals only. Nightly rentals of a house are not a safe plan without a hotel licence, so base any rental income on monthly lets. Our rent or buy guide goes deeper.
| Check | Why it matters | Who confirms it |
|---|---|---|
| Title deed type | A chanote (full title deed) gives clear boundaries and rights; other deed types carry limits | Land Office and your lawyer |
| Land use and zoning | Farmland and foothill plots can carry building limits, and we have found no single rule for every plot | Local planning office |
| Flood history | Plots near the Ping River and low-lying fields can flood in the wet season, so ask neighbours as well as the seller | A visit after heavy rain |
| Water and access | Hillside and orchard plots may use well or tank water and shared or unpaved access | Site visit and neighbours |
| Ownership route | A foreigner cannot hold land, so the lease or structure must be checked clause by clause | Licensed Thai lawyer |
How do burning season and flooding affect the east?
Smoke season, roughly February to April, reaches the foothills too, and low-lying plots near the river can flood in the wet season. Neither is a reason to avoid the east, but both belong in your checks.
Our burning season guide and flood risk guide explain what to look for in a house and a plot. Our neighbourhood comparison sets the east beside the other areas.
Goen notes: “People come east for the space and the lower price. I ask them to drive it twice, once at school time and once after heavy rain, before they decide the saving is worth the distance.”
Drive from the house to the city at school time or rush hour, then again after heavy rain, before you pay a reservation deposit. Ask neighbours about flooding and water supply, check the title deed with a licensed Thai lawyer, and treat the airport and road plans as bonuses, not the reason to buy.
