Own This Renovated Two-Bed Outright, Foreign Quota Included
Behind a 1998 facade, the rooms run larger than in many newer buildings, and the renovation is bringing them up to date.
The planned interior is cream and off-white, with a herringbone wood floor, dark walnut paneling and warm light glowing from the built-in shelves. It is a living room designed so the cook never leaves the conversation.
A 91 square metre two-bedroom condo for sale in Chang Phueak, Chiang Mai, with foreign quota, priced at 4,890,000 baht. Built-area price is about 53,700 baht per square metre, 26% below the 72,500 district midpoint (Market Estimate, October 2026). Maya Mall is one kilometre away.
Can a foreigner own this two-bedroom condo in Chang Phueak outright?
Yes, this 91 sqm unit is sold under the foreign quota, so a foreign buyer can hold the title freehold in their own name. In our experience the 49% quota moves as units change hands, so we ask the juristic office for its written statement of current quota use before any deposit is paid.
The foreign quota is stated by the owner and is not yet confirmed in writing by the building. For the wider market picture, see our overview of investing in Chiang Mai real estate.
What is being renovated, and when will it be finished?
The renovation is due to finish at the end of November 2026, with new electrics, plumbing and appliances throughout. We have observed that buyers feel most settled once they have seen the finished unit and hold the warranty terms in writing, so we ask the owner for both.
The images with this listing are renders of the expected finished design, not photographs. Photographs follow once the work is complete.
What does the building offer, and what does it not?
Thaweephol Tower is a mixed-use, 13-storey building completed in 1998, and its facilities are security and parking only, with no pool or gym. We have observed that buyers choose this unit for its room sizes and its position, about 1 km from Maya Mall and 1.6 km from Chiang Mai University, rather than for building amenities.
Parking is first come, first served, with no space allocated to the unit. We suggest asking the juristic office how many spaces serve the building’s 168 units. You can also browse more condos for sale in Chiang Mai.
Goen notes: “From the street, the building looks a little dated. Inside, it is a different story. The construction is strong and solid, and the rooms are larger than in many newer buildings. With the renovation, they are brighter and feel modern.”
The renovation is due to finish at the end of November 2026, with new electrics, plumbing and appliances throughout. A buyer who visits before then can see the work as it stands and ask what was replaced and what warranty comes with it, before the finishes close it in.

Can I rent this condo out to cover costs?
Monthly lets are the realistic route: adverts in the tower run at 20,000 to 21,000 baht a month, and we estimate 22,000 to 30,000 baht for a renovated, furnished 91 sqm unit. Daily and weekly rentals need a hotel licence in Thailand, so we base every yield figure on monthly leases only.
What will I pay in transfer fees as a foreign buyer?
Foreign buyers pay the standard 2% transfer fee, and for this unit the owner and buyer split the transfer costs 50/50. The reduced 0.01% rate is for Thai individual buyers only, so please run your own figures in our property tax and transfer fee calculator.
Is parking guaranteed with this unit?
No, parking is first come, first served, and no space is allocated to the unit. We have observed that this is worth checking early, so we suggest asking the juristic office how many spaces serve the 168 units and whether office users in the building share them.
Can I walk to Maya Mall and Chiang Mai University from here?
Maya Mall is about 1 km away and Chiang Mai University about 1.6 km, both measured in a straight line. In our experience the walk is easier to judge in person, so we suggest trying the route at the time of day you would use it.
