What foreigners can and can't own
A foreigner cannot hold land in their own name in Thailand. That single rule shapes most of what follows.
Condominiums are the exception: you can buy freehold in your own name, provided the unit falls inside the building's 49% foreign quota. Listings here marked "foreign quota" are already confirmed as eligible.
For a house or villa, the structure and the land are treated separately. You own the building outright and hold a registered long lease on the land beneath it. This isn't a workaround — the lease is registered at the Land Office and appears on the title deed. I'll walk you through the specifics on any property you're serious about, before you commit to anything.
